Flooring can reveal some of the earliest signs of a hidden moisture problem.
 
A slow leak from a washing machine connection, damaged shower seal, leaking pipe or poorly sealed external door may not be immediately visible. Instead, the first indication may be lifting laminate, darkened grout, a musty smell or damage to nearby skirting boards.
 
These changes should not be treated as cosmetic issues alone. Replacing the affected flooring without identifying the source of the moisture may temporarily hide the problem while water continues to damage the surrounding property.
 
Regular checks can help landlords, estate agents and housing providers identify concerns earlier and arrange the appropriate investigation before more extensive repairs are required.
 
Why flooring changes should not be ignored
 
Flooring materials react differently when exposed to moisture.

Pulling an appliance out should only be done where it can be completed safely and without damaging the connections.

Around external doors

  •  Damaged thresholds

External drainage and ground levels should also be considered.
 
Beneath radiators and pipework

Radiator valves and heating pipes can develop slow leaks.

Look for droplets, corrosion, staining or deposits around the fittings. Check the floor after the heating system has been operating, as some leaks may become more noticeable when the system is warm or under pressure.

How to investigate a suspected moisture problem
 
Start by documenting what is visible.
 
Record:
 
  •  The exact location 
  •  The type of flooring 
  •  The size of the affected area 
  •  Nearby water fittings or appliances 
  •  Whether the damage changes after rainfall or appliance use 
  •  Any smells or visible staining 
  •  The date the issue was first noticed 

Take a wider photograph to show the location and close-up images of the damage.
 
Where safe and appropriate, check nearby cupboards, pipework and connections for visible moisture. Avoid dismantling fittings or moving heavy appliances unless you are competent to do so.
 
Do not replace the flooring before finding the cause
 
Replacing damaged flooring without resolving the moisture source can lead to the same problem returning.
 
Before new materials are installed:
 
  1.  Identify and repair the source of the water. 
  2.  Assess how far the moisture has travelled. 
  3.  Check the subfloor and surrounding materials. 
  4.  Remove materials that cannot be safely dried or repaired. 
  5.  Allow the area to dry fully. 
  6.  Confirm that no active leak remains.

Where the source cannot be identified, a more detailed inspection may be required.
 
Water near electrical appliances

Moisture near electrical appliances, sockets, wiring or fittings should be treated seriously.

Do not touch wet electrical equipment or continue using an appliance if there is evidence that water has reached its electrical components.

Keep people away from the affected area and arrange for assessment by an appropriately qualified professional.
